We have to sell your home twice to get to closing!
You are almost there! Your home was priced competitively, staged and marketed. A great offer has been negotiated and accepted. The home inspection process is complete and a closing date set. It’s time to start furniture shopping for your new home now!
But wait… this is not where a good Realtor’s job ends. The next step in the home sale process is the appraisal. This is where your Realtor needs to “resell” your home to the appraiser to justify the sale price. This is one of the most important steps in selling process. Many a deal has fallen apart due to a low appraisal.
Your Realtor is an expert in your neighborhood. Most appraisers cover a large geographical area and do not have the same in-depth knowledge that your Realtor does. A good Realtor knows this and will share their expertise with the appraiser.
A good Realtor will:
Meet the appraiser at your home.
Provide their most recent comparative market analysis (CMA) pointing out in-depth information they have gathered on comparable homes.
Provide a list of upgrades that sets your home apart from other recently sold homes.
Discusses the options available if despite their efforts, the appraisal comes back low.
When choosing a Realtor to list your home, take the time to ask if they take the time to meet the appraiser and use their arsenal of market expertise and neighborhood knowledge to ace the appraisal.
